Consideration of Sustainability Risks
The fund integrates sustainability risks into its investment decision-making processes. This includes potential impacts of climate change and regulatory requirements related to energy efficiency and CO₂ reduction. The objective is to identify these risks and mitigate them through targeted renovation measures.

Integration into the Decision-Making Process

The fund uses an internal CO₂ calculation tool that analyzes the current energy source of a building based on its energy performance certificate and identifies alternatives with lower CO₂ emissions.
Investments are prioritized where significant CO₂ reductions are expected through energy renovation measures, such as replacing heating systems (e.g., with heat pumps) or improving the building envelope (facades, roofs, and basement ceilings).

Potential Impact on Returns
The integration of sustainability risks and the implementation of energy-efficient renovations help secure long-term value appreciation and stable returns by minimizing regulatory risks and reducing operating costs.

Art. 4 SFDR - Transparency on Adverse Sustainability Impacts (PAI)

Consideration of Adverse Sustainability Impacts
The fund considers the Principal Adverse Impacts (PAI) on sustainability factors. The focus is on reducing CO₂ emissions in the building portfolio through the following measures:


Replacing heating systems with more climate-friendly technologies, particularly heat pumps.
Improving energy efficiency through the insulation of facades, roofs, and basement ceilings.

Methods and Data Sources
The internal CO₂ calculation tool serves as the basis for identifying savings potential. It analyzes a building’s energy source and highlights alternatives with lower emissions, enabling the targeted implementation of planned measures.

Reporting and Monitoring
Although no specific reporting standards have been established, the progress of the measures is documented through internal tools and regular reviews. The fund plans to summarize results in reports that can be made available to investors upon request.

Goals and Actions
There are currently no quantitative targets for CO₂ reduction. The focus is on continuously improving energy efficiency and reducing CO₂ emissions through the planned renovation measures.
